Measurements display the maximum width and depth of a room and therefore are generally accurate for square shaped or rectangle shaped rooms, but list the extremes of irregular shaped rooms.  For example, an L shaped room will measure the length of the L and the width of the L. This is why the Living Room shows the extreme dimensions, because it is considering the area between the stairs and the front door part of the Living Room.
